Due Diligence & Feasibility
Before a single line is drawn, we determine if your project is actually possible. We identify deal-breakers like environmental constraints, zoning issues, or utility limitations early to save you time and money.

Schematic Design (The Concept)
We create a high-level concept plan visualizing building placement, parking, and access points. This rough layout is used for initial meetings with city planners to get early feedback.

Preliminary Design & Entitlements
We develop detailed plans for submission to local municipalities for public hearings and planning commission reviews. This is the “approval” phase where we finalize site layouts, preliminary grading, and navigate the entitlement process.

Construction Documentation
After concept approval, we produce the technical construction documents—the blueprints contractors use to build your project. This includes final grading, drainage design, utility sizing, erosion control, and hydraulic modeling.

Permitting & Agency Coordination
We secure approvals from all required agencies including local municipalities, environmental agencies, and DOT. We manage the comment-and-response loop, updating plans as needed to satisfy all requirements.

Construction Administration
Our engineers support you through construction, answering contractor RFIs, reviewing shop drawings, and providing final certification so you can obtain your Certificate of Occupancy.
