Overview
Blew & Associates was engaged to perform an equity Property Condition Assessment of a Class A, high-rise life science research building — a fully-occupied specialized research facility of roughly [700,000] square feet located in a premier coastal life science market. Supporting a transaction valued at more than $700 million, the asset is leased almost entirely to investment-grade medical, biotech, and research institutions, placing it among the most valuable and mission-critical properties of its kind.
Scope of Services
Blew delivered a comprehensive equity PCA evaluating the building’s structure, envelope, and base-building systems, with particular attention to the specialized infrastructure that defines a research facility. Unlike a lender-driven PCA focused narrowly on loan collateral, the equity assessment was oriented to the owner’s priorities — informing capital planning, replacement reserves, and long-term asset strategy on a property of significant value.
Why This Asset Was Different
Life science research towers carry building-condition complexities that conventional office and commercial properties do not:
- Specialized base-building systems. High air-change laboratory HVAC, emergency and standby power, redundant mechanical systems, and enhanced electrical capacity all had to be assessed for condition, remaining useful life, and capital exposure — systems far more intensive than those of a typical office tower.
- Mission-critical tenancy. With the building fully leased to research and biotech institutions running sensitive, continuous operations, the assessment weighed the reliability and resilience of the systems those tenants depend on.
- High-rise, high-value profile. A 21-story specialized facility demanded a rigorous evaluation of vertical transportation, life-safety systems, and building envelope commensurate with a trophy-tier asset.
