Blew was engaged to provide ALTA Surveys across a national platform of marina and waterfront hospitality properties — one of the largest portfolios of its kind in the country, spanning [100+] assets across the U.S. from coast to coast. Why This Portfolio Was Different

Surveying marina and waterfront assets presents challenges that standard commercial properties do not:

  • Submerged and tidal lands. Many assets sit on leased state-owned submerged lands, tidelands, or bottomlands. Accurately depicting these required careful treatment of lease boundaries and the ambiguous, movable line between upland fee ownership and sovereign public-trust waters.
  • Riparian and littoral rights. Waterfront parcels carry water-access and shoreline rights that must be identified and represented correctly on the survey — issues that rarely arise on inland commercial property.
  • Complex boundaries and encroachments. Docks, piers, breakwaters, and moorings extending over water demand precise field measurement and clear depiction relative to property lines, lease areas, and the water’s edge.
  • Geographic breadth. With assets distributed nationwide, Blew coordinated field crews, standards, and communication across dozens of jurisdictions while holding quality and turnaround steady for the deal team.
