Property Condition Assessments (PCAs) are part of the due diligence projects associated with purchasing commercial real estate. Commercial property and building inspections are essential for clients seeking to know the condition of a property or real estate they may be purchasing, leasing, financing, or simply maintaining.
A qualified inspector is required to conduct a walk-through of the property to assess the physical conditions of the buildings and equipment at the site. The walk-through survey is conducted to visually observe and assess material systems and components, identify physical deficiencies, and evaluate unusual features. Our report will also include Replacement Cost Values for systems that have exceeded their proper life cycle.
Another critical part of our Property Condition Assessment is that we speak with the stakeholders responsible for maintaining the property daily to better understand their preservation techniques and adherence to a maintenance schedule. In addition, we review onsite maintenance records, reports, and supporting documentation that the building operating engineer would be responsible for updating.
